Our Process

1. Ideas

The first thing we need to do is put together all of the information needed to create an overview of your project or custom home build. During this time we will be looking at the big picture: functionality, needs and desires, character and image, and and many other considerations that will affect the project.

We will also dig into any possible local building codes and zoning ordinances. Finally, we work with you to establish a schedule and conceptual budget for the project.

2. Design

In this phase, we will be brainstorming with you on the overall layout of the project. It starts with us creating for you concept diagrams and rough sketches. During this phase we create the general layout, form and overall look of the project or custom home.

Sketches and drawings are created to help evaluate the project architecture ideas and concepts and put in place the final direction for refining the project or custom home.

3. Development

After the big picture of the project is done we start to refine into further detail. This is where more find details of the project take shape. If working on a custom home, for instance, we would begin creating more detailed floor plans and schematic layouts. At this point work would also begin for the architectural pieces including the structural frame and mechanical system. Further exploration would take place for the feature elements of the house such as stairs, cabinetry, fireplaces and built-in furniture.

Drawings are then prepared that describe some of the important technical details. Floor plans, elevations and sections through the house are fully developed. At the end of this phase, seventy to eighty percent of the creative elements will have been completed.

4. Construction Documentation

Construction Documentation is the part of the overall plan where the custom home design is translated from laymen's terms into the technical language of the contractor. Working Drawings/Schematics (sometimes referred to as building plans or blueprints) and specifications are prepared which layout in great detail all of the materials that are to be used in building the house, including where they are to be located and the types of installation.

Although this phase is primarily intended for working out the technical details of the project, some designing still takes place. This is also where the light fixtures, plumbing fixtures, and interior finish materials (tile, carpet, paint colors, etc.) are chosen.

5. Bidding & Negotiation

During the bidding & negotiation phase, We go over the plans and specifications, answer questions, interpret the documents and prepare any revisions to the plans or specifications.

We also start to obtain competitive bids or proposals from subcontractors and create the final working budget. After we finish selecting the crew we then submit the plans to the local building department for review. Once we have that building permit, construction will start.

6. Construction

The final phase of the process is the build the home or project. In this phase we continue to review the progress of the work and facilitate any architectural changes that are necessary. We will also be working to ensure that the project or home build goes as smoothly as possible.

Final choices of finishes and fixtures are also made at this time. Once this phase is complete we will go through a full walk through to ensure the project or home is ready for many years of enjoyment.
